I have a garden level unit (1b/1ba) in Brush Park in Downtown/Midtown Detroit, MI.I charge $1000/mo.  

I contracted out 75% of the work and only did minor things myself such as Demolition, hauling off 15 trailer loads of limbs and brush from the yard, doorknob installs, etc.  

I don't need new gutters but I am considering two different guard products: gutter brushes and gutter stuff foam.

A lot of investors brush this tactic off, but I find it extremely useful as a measurement for progress.

They just brush it under the mat!

If you interview an agent and simply ask for them to bring you a deal, more likely than not they're going to brush you off for the time being.
