Apparently this is very common since its been brought up fairly often.

Conventional methods haven't worked and so I brought in a professional. 

Its doubtful they will be willing to pay the increased rent (they obviously like the size and price as is).If you are splitting the electrical service, its very, very likely the entire electrical system will need to be brought up to current code. 

I have seen some other members give him a hard time on some other posts, which gives way to a point that I have brought up before: if we consistently troll or slam successful people on BP, why would they want to stay?

The boxes I brought him to help him out are still where I left them.

I effectively paid little for the illegal units when I brought the buildings (say $200 PSF), but the square footage is good, they have respectable enterances, decent light, amenities, etc. so it’s worth the hassle of dealing with the city.

And, like somebody brought up, where are you getting the 10% down payment figure from?
