The low income properties just don't attract quality tenants.Ive seen so much revitalization the last few years but its not going to matter how much the city improves if new blood doesn't move in.i see people buying up abandoned houses left and right and fixing them up and the city is doing a good job knocking down the condemned ones.

You may have gang activity on your property and not even know it.On the insurance side other than cleaning up some blood and maybe a few holes in the walls - the cost of that is probably well under your deductible and... do you really want the underwriters to reevaluate your property as high risk and either non-renew your policy or jack your rates up?

I’ve actually wholesaled a few properties to some friends that live in South Tahoe.... they’ve done really well... especially as a newbie.... this type of investment will be much easier on you’re blood pressure.... but then again... if you can spend 100k- 150k id just look to Sac, Boise, or other places closer to you.If you do decide to invest here.... you’ll probably want to visit out here a few times.... go to a few meetups.... and then, if you’re comfortable with the idea, pull the trigger.
