Refinishing hard wood floors, installing hardwood in one room that had carpet, new stainless steel appliances, venting out bathroom and kitchen range hood, all new paint, new light fixtures and door knobs, lots of plaster and patch work, new fixtures in bathroom, keeping tiles in bathroom and shower but doing a super heavy cleaning, refinishing existing bathtub, new glass windows (new glass not entirely new windows), nee tiles and grout for kitchen floor, sanding and painting cabinets (nice and white) in kitchen, keeping existing countertop in kitchen (not granite but clean and looks nice, installing dishwasher....I think that covers it...SO - here is the last piece of the puzzle...the kitchen has a drop ceiling.

No dry wall, no carpet, no cabinets, no toilets, no bathtubs, no light fixtures, no sub-flooring, no insulation, almost everything you can take out without the house falling down was gone.On top of that, even after this cleanup it didn't pass inspection tests for minimum acceptable levels.

the landlord would not fix the bathtub as you can see its not usable. the apartment over me had a flood and leaked water into the bathroom ruining the paint. also look at the mold builds up the new owner told me to use bleach and fix it. the carpet was old and dirty when i moved in was dirty if i walk on it bare footed my feet look like i have bee walking on black coals. they turned off the gas and water for 2 days we dang near froze to death. new owners now and they have been here for 2 months and they wont fix it either but they refurbished 3 other unitshttp://img259.imageshack.us/img259/920/1032414.th.jpghttp://img811.imageshack.us/img811/5759/1032415.th.jpghttp://img502.imageshack.us/img502/2409/1032417.th.jpg

I’m as well considering the old lady, though I’m still concerning about if my house is required to equipped with safety features for senior tenants, such as handle needed installed over bathtub and others that I’m not aware of.

Calls to the Housing Department yielded nothing.The kicker came when a new inspector took over and failed the unit for (among other things), "mold" around the bathtub and a loose toilet.

(I also have had mini-blinds for 5 years and they're still in one piece, and my bathtub is bright white and looks like new as opposed to being dingy at the bottom, but that's because I care about my place unlike your typical renter.)

Tenant agrees to pay for clearing the drains of any and all stoppages except those, which the plumber who is called to clear the stoppage will attest to in writing, were caused by defective plumbing, tree roots, or a result of weather.Tenant agrees to keep on hand and properly use a plunger when necessary to unclog drains and to prevent water overflow from toilet, sinks and bathtub.
