I've recently started a small business, Alpine Property Rentals LLC, focusing on wholesaling and acquiring single-family homes for rental purposes.

They sold a property as part of a 1031X and are acquiring a Triple NNN occupied industrial property. 

This particular deal was acquired for $215k with hard money and I came in for $45k. 

This will be tough because you acquired the property title subject to the prior sellers note.

I already owned a large portfolio, but wanted to learn some non-traditional techniques for acquiring properties.

Recently acquired leads through direct marketing on beachfront  and ocean view lots both on St Thomas and St Croix.

As an example, the most recent property we acquired is situated in Waco:)
