While you will have to pay them, you will be saving yourself time, gas money, wear and tear on your car, food expenses on the road and lots of head aches. 

If you do not wish to collect the rent yourself you can have your tenants pay via ACH, or can directly go to you bank & deposit the rent, Cozy or Zelle,, Venmo,PayPal.

It also had a tiny recessed medicine cabinet and I wanted to put in a much larger one.

We have about 70% who have agreed in writing upon signing the lease to pay via ACH/direct debit which is great, however, I am trying to add some additional automation.

We use Rent Manager Software with Paylease so residents can ACH the money into our bank account, if the resident does not have a bank account they can use CashPay where they go to a Kroger or Walmart give them the cash and they put it in our bank account.

Just weigh whether it’s worth the head aches or not, I know room mate situation isn’t pleasant, but definitely something that will give at least $500 or so a month.

I don't know how attached you are to this property, but this will most certainly become a huge head ache for you, especially if the seller isn't cooperative, and the main players involved in the original transaction in the 50s have either died or no longer exist.
