Collect rent Via ACH Automatically

Good morning, 

We have 19 tenants and manage the business via Quickbooks. We have about 70% who have agreed in writing upon signing the lease to pay via ACH/direct debit which is great, however, I am trying to add some additional automation. In Quickbooks(Desktop) it is a manual process to trigger the statement charges to be entered monthly from the memorized transactions and then go through each one to execute the Direct Debit. 

I see the various recommendations for online rent collections, where the tenant has to initiate. What systems have you all used where it can automatically trigger a debit monthly, and ideally send a feed back into QB, or at min, allow me to pull a file into QB

@Vincent M. Most are going to give the tenant the option to set it up to do it automatically or go in manually each month and pay the rent. With 20 homes you should look into a professional management software that will do all the accounting and book keeping internally.  Buildium is a good one that won't break the bank.   Will cost more than what you are doing now but can cut down on some of the double entry you are doing now.
