DC is an expensive market to start in.  

I moved to Richmond from DC about a year ago and love the area.

I grew up in South King County and currently live in Des Moines, WA with my wife and son.

However, I will say 3 days ago I had a conversation with a person who partnered up w/ a so called "investors/realtor" to flip a house.

In WA, $20 per sq ft is a light rehab.
