Trust your gut on the red flags. 

Many sellers don't want to deal with the additional red tape that brings, and your PMI is likely to be higher.

You have to be living under a rock (if you are a MF investor) to not know the challenges MF is facing right now.

I’m in search of existing investors or STR operators in Utica, IL, Ottawa, IL, and the nearby Starved Rock region for potential gatherings.

I was informed they don't speak to borrows ( not a red flag yet), just thought maybe they didn't speak to me because they didn't want me to influence the  appraisal value of the property.  

I am based out of Rock County and often come up to Madison.

The tenants downstairs from them dont raise a stink as the boyfriend doesnt have his green card so they're not going to anything to rock the boat. 

I don’t have multi-res experience in DFW, but I have owned multiple rental sfr’s there from prior to the gfc.In this business, especially now, you may need to kiss a lot of frogs to find your prince/princess, or turn over a lot of rocks, or any other metaphors that you like.
