Finding the Right Deal:Investors often rely on off-market deals (not listed publicly) or network connections.

They are listed at market value, but I made a discounted offer to purchase a few of them.- I prioritize building strong, professional relationships with my buyers by taking the time to understand their needs and goals.

I'd also recommend finding an investor-focused agent in that market, sharing with them your buy criteria, and then having them set you up with an email list for properties that get listed. 

I list some of my requirements:  the minimum credit score, income requirement, and background check / eviction requirements in my ad. 

Incensed deal flow by developing a large list of contacts of commercial mortgage brokers using LinkedIn.  

Specifically for the missed items during the review prior to the initial call, as well as the piece on no action plan.

I’ve noticed that most of the listings on that site in SF have average at best pics which i was shocked by (I’m sure this is not your wife).

Having a GC that will provide good documentation, itemized receipts, etc. will make the process much easier I've noticed. 

Since I didn't have my own listings, I offered to other agent's to sit their open house.
