Currently, homes are under contract and pending a sale in under 30 days. 

A lot of us will go on podcasts because it's fun, but if your goal is to help get yourself deals, I don't think it's the best use of time in a landscape that is absolutely inundated with RE and REI podcasts.

Do I get in under contract of a property even if there is not much equity in it?

Just some food for thought, I recently bought a place with low/moderate cash flow (when I decide to rent it) but it allows me to keep my living expenses with my girlfriend moving in under $750 a month each which has allowed me to save so much more than any investment.

It was recently given a Market Value of $420,000 and has generated nearly $20,000 in STR income in under a year with little marketing.

They are super responsive to me as an owner usually texting me back in under an hour.

You will want to come in under that to make it more attractive.

Because as you will experience, once you put yourself out there that your looking to get into REI, a veritable ocean of agents hears "commission, commission, I am ready to help pay you a commission" and like moths to the flame you will be inundated by persons pressing the actions to help them get a commission.
