Your ownership of the condo is from the drywall in, so you only have to insure the interior, rather than the exterior(the HOA covers the exterior).

The only reason I am hung up on this property is because the interior is very nice, and the location is quite convenient (right across the street from the medical district which is the heart and soul of my community).

Yes, we will pay above marker rents, do a longer lease of 1-3 years, owner wont have to worry about rent being paid as were a professional company, and the property will look fantastic with us paying out of pocket for many interior upgrades.

I have a love and passion for interior design and received my bachelors degree in the field in 2015.

I know this is an old house, it needs new AC, new interior cosmetic repair, maybe even a new roof, though it's livable.

Note that I only look at properties that are virtually turnkey—clean carpet or vinyl “wood” floors, reasonable interior condition etc.

Once they do, then spend the money to upgrade the interior so you can charge a premium over market for a nicer place.If they aren't paying rent on time or if they are trashing the place, then don't give them the option and ask them to leave.

Cabinets look ok from outside but they obviously had plumbing leaks and the interior of teh cabinets are all warped.
