In the first case, the tenant may be happy to know ahead of time and an offer of a dumpster or donation truck will be a relief. 

I want to control the account but don't qualify to donate so we have to donate in their name but we want to still control the funds.   

Hopefully my charitable donations do some small amount of good.

It is like calling all wealthy people greedy, when in fact the vast majority of charity donations come from wealthy people.

If you did not accomplish it you had to donate some money to a charity of your choice.

If you are like most people, you feel for them and if you want to act on that feeling go ahead and make them a donation and move on. do not mix ur personal emotions with ur business.
