You can still house hack, but you would want a partner or roommate also to be in your unit so you could collect "rent" or at least have the convenience for your partner during times when you are deployed.

A busboy named Da'Shawn got blown away in the back alley trudging home from work two years ago (the makeshift memorial really brightens up the block) and the convenience store down the main drag did have that drive-by three years ago...the clerk (who I know) heard the shots, then a guy stumbled in covered in blood.and screaming, "Dey shot mah baby!"

Pick a market that is convenient enough for you to get to, in case of an emergency, and check-up every once in a while. 

Also ALOT of HOAs in Katy, make sure they allow STR - a lot dont which is why I steer my clients to non-hoa communities when house hacking.As far as STR and Airbnb, realize you are one of the MANY trying to go this route right now as Brandon and David have switched their tone on STR and are now starting to promote the idea (convenient during the eviction moratoriums).

@Destiny Dunbar I like the idea of doing a survey on wholesaling, unfortunately, I don't think you're going to find a positive outcome on BP.I think all businesses even non-real-estate-related need to have a core focus on either Quality, Price, or Convenience.

I'd look at it this way, everyone needs a fridge to keep food from spoiling.....but a W/D is a convenience because you can always just take your clothes down to the corner laundromat.....

Both options aren't the most convenient, but having to leave to do laundry is much more inconvenient. 

Having a separate bath was viewed as a convenience, particularly for the help. 

Love to hear your experience here if you did end up going down this route, or any others who looked into it.What I will say is that guests greatly appreciate the ability to play their own music, turn lights and temperature on/off, and a variety of other custom features that I have built into the property for their convenience. I’ve also implemented custom signage to allow folks a short list of things that they can ask Alexa to do, which is critically important to clarify understanding and usage.
