So that's what I would focus on, along with giving the front of the house a little sparkle (first impressions and all).

I really enjoyed my visit and came away very impressed.

Plus I think it might give a more "cozy" impression of it being a nice home rather than low-income housing.

Hey @Cory O'Dell ,Impressive, this the first time I've ever heard of a buyer being allowed to buy with FHA loan and not actively live in the property due to military circumstances.Would you be able to get a VA loan later on if you start out with FHA on property #1 and then VA on property #2 1+ years later?

@Dan Barli I want to pursue single family at first and move into buy and hold later on or just having buy and hold as another exit for flips if needed.I'm in ontario canada but I'm impressed by howmany canadians head down south to invest.

I was under the impression I wouldn’t need money because the contract would be assignable....therefore before closing I would contact my cash buyers to take over the property....what am I missing?

I had lived in mine as a primary residence but i was under the impression it didnt matter, as long as you are requesting it for a non owner occupied.
