Section 8 rentals are a huge opportunity in the area, and medical students/employees at the nearby hospitals are a great pool of potential tenants as well.

So I'm pretty torn on this general idea.I was diagnosed with a major medical condition fairly young. 

I look up as much information as I can through search engines but in todays world, a lot of people have more unique jobs and I do not want to call only the numbers the applicant has provided.

It is not unique or immune to that in any way.

Don't let tenants scare you into paying them for being adults and dealing with adult situations.I have tenants tell me all the time that their rent is late because they couldn't afford medication.

There are a lot of traveling medical professionals for this area as well.
