Hello from Atlanta!

I am looking at a bungalow (3/1) that looks great and needs very little work.

The purchase price is 45K, and it is on seemingly good street with no boarded houses, no bars on the win...

I've been trying for several weeks to uncover sources for potential properties to rehab and flip in the Atlanta area - specifically the east end, Old Fourth Ward, Morningside, Inman & Grant park areas.

By applying not only the science of normal math but the art of proper application we can tease trends and patters out of huge, seemingly random, data sets which uncover curious and often profitable information.

It's so nice to be able receive thoughtful input before I make a decision.

I don't usually dig back 7 years but in this case I'm glad that I did.I am extremely grateful that we dodged the bullet by uncovering this hidden past.

While this is not a fatal mistake, it's more paperwork and headache if its uncovered later on when you try to sell.  

Hey folks,We have a commercial deal under contract and after inspection have uncovered (as expected) needed repairs that not found before signing the agreement of sale.When renegotiating, would you go for a purchase price reduction, or a credit at closing?

If I thought she is just saying that to posture then I would wait her out.I have seen people before say "they hope you die and burn in h%ll" only to call back so nice 3 months later asking if you still want to purchase at your price you gave them.

This house turned out so nice, but the first one was pretty cool too I think.
