Takes longer than most people think.Also if you don't have any income and only 1 rental property that even does throw off 1k per month, you have picked the wrong business model to go full time right away.

The building is less than 15 years old.I'd be paying close to retail.I do like the idea of not throwing away the money on rent every month, but leaving my current complex for anything less would be difficult for me.

Thank you for your response.Hmmm, I feel like I'd just throw the main circuit breaker if I wasn't there showing it or rehabbing.I don't see a reason to keep the power on otherwise, except I suppose for lights on timers or an alarm system.Now I want to know if landlords typically have alarm systems on their properties...I have so many questions.

I would suggest that you interview several Realtors and ask them the following questions, to ascertain if they are truly Investor Friendly, or if they are throwing you a sales pitch.1.

For the siding, maybe talk to a neighbor or 2 with bad siding and see if they’d be interested in a replacement too for a discount and get the siding guys to throw you all a discount.
