Jay said the tenant is to help mitigate the rent guarantee he’s paying, and he’d continue paying the difference for however long the tenant stays, making it seem like this is a temporary tenant.

I suggest you offer them a "Letter of Intent" just so you can lock the seller into the temporary agreement.
