Great appreciation - typically - good equity capture, easier management as the tenants that tend to be able to afford those rent amounts are easier to deal with (based on my experience so far anyway).So I would probably agree that an entire portfolio of houses that size may not be a great idea, I do think having a few of them in with some of the bread and butter houses is a good way to go.....

Of course time heals all wounds so as long as values and rents continue to climb even a bad investment can work out in this climate as long as you have the holding power...Oh and to Ali's post if you have a good 100k-150k house in a good bread and butter 100k-150k neighborhood and are having trouble finding quality tenants I'd suggest taking a closer look at who you have managing your portfolio.

Going once, going twice, going three times..sold (in my mind I was thinking ) to the squab with the butter sauce.My actions should have of told the other bidders that all they would have of had to do is up the bid a small amount and the home would have of been theirs, but this did not happen.

Ehud, while it will depend on your investment criteria, 80% of the really good deals I see are outside the beltway in the older bread and butter subdivisions in the burbs.
