When the wholesaler locks a contract up under false pretenses it not only lacks integrity but also throws the agent under the bus with them.  

He is interested in REI, has good basic knowledge on REI and has more than enough saved up for down but hesitate because of current market, interest rate, rental demand, capex, first investment jitters, draw of stock market, etc, etc. 

My goal was to just take his month late payments and give him a non-renewal when his lease is up.

From what I gather, the turkey operator will by a property at around 100k that needs 50k to get it fixed up.

We just finished up our last project in OC and looking for our next flip, preferably single family.

As a foreign investor, I can get financing up to 80% for the purchase of real estate, so the biggest problem for a more serious project is down payment if you have a solution for down payment, please suggest me.

Since then, I’ve had a nightmare of items pop up Mortgage payment: 1,495 to 1,950 (home was valued at 100,000 on the county auditor to then moved to 210,000, the price I bought it)Loan: I have a 320 dollar loan payment that finishes up by next year for a tub and shower replacementWater: When I first bought the property, the bill was 250-300.

I personally try to automate as much as possible and rely on great/trusted handymen, cleaners, etc. on the ground that can take care of anything that comes up and let me know about the state of the property.
