@Aaron Flake I did a Google satellite view of the neighborhood, and I do see 30%-40% of the neighbors have some form of grass in their backyards, mostly a smaller, bordered section.

I should get pictures of the actual property surveys to post here and satellite images and I'm hoping you guys can help me figure out how to get this to sell.. 

Some even do it off satellite images so don't even need to visit the property.

The new owner can ADD items to the lease, such as animal restrictions, satellite dish mounting, etc. but can not remove anything from it.

To dish out extra money...

Stick to the satellite counties (and easy access to PGH) as there will be more dollars/jobs fighting over those rentals.

I leave about 100 of the plates/forks for the lazy bastards that don't want to do dishes but still want to eat.

@Fernando Atilano  Talk to your tenants and give them the option of a) staying at a hotel for the weekend or b) having them buy some water they can use for drinking and washing dishes (or they can use disposable dishes for the weekend).
