I mean I'm assuming you can't do a sandwich lease option, or try to pull the owner into a JV to fix, flip and split profit at that point.  

I don't sandwich anymore, just assign.  

One example that comes to mind right away is the lease option. getting a house under a lease option from the seller, and then sandwich lease option'ing out to a qualified tenant.

I have seen a lot of leasing lately in my area and wanted to know if anyone had experience with sandwich leasing in Texas specifically DFW? 

The contractor has to often "eat" these costs because investors don't want to pay for them.A lot of time the contractor gets sandwiched between the regulators who want all this BS stuff done and the investor who refuses to pay it.8) Construction workers are filled with lot of workers and extortionists.
