Pet urine and feces is not normal wear and tear and the tenant can be held responsible for the correcting any damage regardless of the age of the carpetThe key is to always document the damages by pictures, estimates and in these cases put a piece of the carpet in a ziplock bag in case you have to go to small claims court( The judge will love to get a whiff !)

I agree with Guy, have an attorney look over your assignments and contracts so you don't get caught holding the bag and disclose to your seller what is going on.
