If I had to choose, I would always prefer cold calling over texting for this approach.

I'd prefer delivering the notice in person.

:D After reading a few of Brandon Turner's suggestions it sounds like I need to connect with buyers in the area and really get to know their preferences, buy boxes, contracts etc. 

I tell my applicants that as long as their info checks out and their application is accepted that I will reimburse them the fee as a credit toward their first months rent just because I don't like to nickel and dime people, but that's a personal preference.

If a lot of the other rental properties don't have any covered parking, then carports would be a much preferred option.

this is the "preferable way" of approaching problem .... rather than just throw up everything wanna invest to all states but end up confuses.

My preferred lender for all of my clients is a broker and everyone likes having more flexibility with him.

Not sure of my preference   Just different.No one can predict storms, but if you schedule in hurricane season you have better chance of hurricane than if you schedule outside hurricane season.  

My preference is to reach out to guests a few hours after check-in to see if they’re settling in okay & make sure all is well.

As you know, there are other communities that behave like investor clubs/networking groups that present themselves as educational platforms, yet they are either operated by deal sponsors/syndicators or have a number of deal sponsors/syndicators that sponsor the website (they may not call them sponsors but preferred vendors or similar).
