There are ways to eliminate surfaces that a child could bite such as capping the baseboards with a piece of half round.Since you are in Massachusetts if the home has National Grid or Eversource there are incentives to insulate the home through the Mass Save program.

The masses seem to preach direct mail as the tried and true way, but like Alex mentioned, in this competitive market is direct mail a viable option for those who don't have a budget of $3,000+/month.Any feedback and statistics (response rates, deal conversion rates etc.) from people currently doing direct mail in SoCal would be greatly appreciated.

You can check out the Eastern Mass REIA that has meetings in Rockland and Taunton (Though I think they didn't have the Taunton meeting this month at least), the House Flipping School meetup in Plymouth and my personal favorite the Black Diamond meeting in Waltham (2nd meeting in Worcester).
