As a last ditch to get out of tenant hell, how about just selling the place, maybe to a big bad *** actor playing a not so nice, scary guy.

Surely we can agree that there are good and bad actors in every field, and so one of my primary tasks as a newbie investor is learning how to tell those two groups apart, as far in advance as possible. 

In defense of my tenant, I'm convinced that they aren't malicious, just naive.

If you try to dress, act, or talk in a way that is not what you really are people will see through it.

Has anybody else run up against a tenant that has been malicious, especially in this specific manner and what was the resolution?
