My Dad started in real estate in the mid 60s he got his leads by doing door hangers thats why i knew its not legal to put them in the mailbox's you can do this with door hangers though its very effective even better than mail.. you simply go to the homeless shelters like he did and pick up 3 or 4 folks that will walk for 4 to 6 hours hanging those up we paid them back in the day 10 to 20 bucks for the day.. today with inflation might have to pay them a little more.. its more effective in housing that is high density of course..

.-- Some make you go to every length of the law to get them out, making you incur expense (and for some owners) great stress (those who will face homelessness seem to do this--ie. not another rental for them, but couch surfing at a relatives, or in the street in a cardboard box in the snow and rain).Most just move out, but some will create damage to the unit (what they consider revenge) because they have that type of personality.

For example, a brick/vinyl siding (doesn’t need to pain) home less than 5 years old.

The realtor mentioned that it was set by some homeless people and maybe contained to a one-room, etc.To be sure of the damage, I'm going to get a walk-through of the property by a local Fire restoration company and my contractor.

Some basic questions:Do you own your own home with Equity - If yes you could tap into that with a cash out refinance to add to the $10KHave you considered buying a second home if you do own a home less money down (10%) which can still be used as a rental 6 months out of the year or after 6 month just convert to a full time rental.Have you been pre-approved or had a bank/lender review your income and credit to see if you can get a mortgage on either option.Once you buy a home investment or secondary you can always take out a line of credit to do renovations/repairs etc.In order to get the ball rolling I would advise on the above options to get your next (90) days mapped out.

We couldn’t room rent, because that’s illegal, and IMO is essentially one step up from homeless shelter and the house would end up destroyed.
