Deals with "hair" on them take time, strategy and a good amount of luck, but they do turn into gold mines.

Real Estate is definitely not just a "numbers analysis" and you are definitely thinking about things the right way - but I think a good next step for you would be to spend some time putting a lot of this stuff into a (very) basic financial model/spreadsheets mapping out all the potential costs and estimates on effect (effect on value, on exit, different scenarios) - I think getting started with that framework should help with these decisions immensely

So now that it is empty, I have been doing as much work as I can myself, such as painting all the walls, replacing damaged bricks, drywall repairs, AC duct repairs, plumbing repairs, and simple electrical stuff to save money, but do not feel like I have the woodworking skills needed to install cabinets or siding and have it come out looking professional and clean.

If you are a big enough agent in the space, people tend to send you off-market deals/distressed stuff as well.

This stuff is not easy but it is lucrative when done correctly.

I've been buying major funds, your Vanguard and Fidelity stuff, although it's very tech stock heavy at the moment, started buying MLPs, will buy some BDCs.
