With rising home prices they were generous with the desktop appraisal they did on my home and in reality they issued the HELOC with more like 95% to 100% LTV because of the over generous appraisal.  

they dont understand market already changed since 3rd week of january, suddenly seller is increase listing price more than desktop valuation software.

It shouldn’t be a problem to do title and a desk top appraisal within 2 weeks.

As far as storage, that is not really an issue as most things are and can be transferred to desktop or iCloud, etc. speed and easy access to Internet were key for me.
