Best accounting software?

I would love your current opinions on accounting software. It looks like Quickbooks is king, yet the monthly fees are off-putting to me. I'd rather pay once. Does anyone have an accounting software that they prefer? Or use the desktop version of Quickbooks (and how it differs from the subscription model)? 


My needs: I will need to have three separate accounts (I will be the one managing all three). I would like to download from checking and credit cards bills and working offline is a must (I don't always have good internet). Two of the accounts will have rental properties/expenses/etc.
