The PoA designates our company as AIF.Now, it's possible that back during the original closing we had the borrower sign TWO PoAs: One designating our company, the other designating an individual representing the company.Our original PoA was prepared in consultation with an attorney, but that was done well over a decade ago!

@James McGovern I typically only work on 1-2 projects at once because I only have one reliable contractor.

That's why it's good to have a Rolodex of reliable Attorneys in each state that are proficient in creditor rights. 

Zillow generates the most reliable rental leads for me.

In your proposed situation, here is what I would do:1) Make sure you have a good/solid/reliable contractor that can actually do the work and has capacity to handle the project.2) Apply for the max HELOC and get it established.

When/if you run up against stuff like this, check to see what kind of consultation fees your attorney has to resolve them and see if you think it is worth the risk vs having your realtor resolve many potential issues for you.
