Although it's always cash flowed a little for me after I decided to rent it, I don't think the value's bounced back to this day.

After I confirm its rented I give my 30 day notice ending his services later that evening.9 days later I get a text from him saying that their 1st months rent and deposit have bounced.

@Michael Delpier A lot of the stats mentioned in your original post have since bounced back on a year-over-year basis.

I do not mind bouncing back ideas, and helping look over numbers with you.I know that with an FHA you will be obligated to be an owner occupancy.

In addtion, I too am bouncing between SFH and Multis, and leaning more toward SFH but VERY interested in what led you back to Multi's.I would love to hear about your experiences moving forward.

Also if you are sending these first class and want to receive the bounce backs you will need to have a return address on there somewhere.
