I pay a little over $3K to a friend /electrician to update to a new Service, spend the rest on a bathtub and paint and cleaning supplies.

But she's been a nightmare in just about every other way by being overly needy on dozens of things that weren't real issues including spiders, mold claims (in her dirty bathtub), to heat complaints (no heat, they turned the furnace off to save money)...and on and on.Reflecting back on the problems with her tenancy, I can only blame myself as I missed a giant RED FLAG when screening her as she mentioned that she was a bit OCD during the walk thru and said that she had to have things 'just so'.I now believe that line to mean "I'm bats#t crazy, so get used to being my servant".

Last March, this building's gas bill was $725 vs $250 for the other building.My property manager has checked for leaks, but the daily swings make leaks unlikely.The 3rd party coin-op laundry in the basement is usually broken so I'm thinking some the spikes could be due to washing in the sink or bathtub

My own kids have done that in my own bathtub and while it didn’t lead to back up, it did cause some drain clogs.

There would be a minor water leak, may be next to bathtub or under kitchen sink, but tenant never bothers to report that and by the time it was reported, it has damaged my cabinets, or worse my sub floors.
