Another day and a half cutting in the wood trim (2 coats), doors  ( 3 coats due to bleed through )  and 2 closets , and a pantry  and the entire ceiling , all semi gloss white .

The portably washer / spinner units are tolerable if not used frequently.  

We also installed a new bathroom and closet in that old garage (pictures 17, 19, 22) but it was easier to just make a flat horizontal ceiling over the bathroom and closet. 

I'm not out of the closet yet.

From your experience, do you avoid deals with small master baths AND small master closets?

Next is to get inspector thru and approved and get a partion wall on one end of the two bedrooms down there, complete with the closet and the regular doors for each.My experience using ANY fiberglass insulation has never been good,,,it acts like an air filter and then turns stinky.I have found code is one thing,,,long lasting operational function is most important.

I like Realtyman's idea with the exception that I would get a portable HD and create a special folder for it,scan,turn the file into a pdf or word doc file then transfer it to the portable HD.

They are in closets or crawls oftenI do drain a few rusty gallons from them yearly though so they last and last👍

- Build 1 Car Detached Garage (pad is already there- Extensive Landscape package & privacy fence around rear- Granite Countertop & Island, Travertine backsplash- Tile flooring in bathrooms- Reconfigure 2 closets and a full bath into 2 bathroomsI will update once I finalize the budget numbers but there are some exciting prospects for this property and the area in general.
