I think once rates go down to the 5% range that the market is about to spike again with inventory and tons of people offering on the same property.

Why hasn't hard money seen the same spike DSCR has in interest rates? 

Pretty soon, 6-9 months ago will reflect last Fall, when interest rates spiked and sales stalled. 

I would also consider assuming their loan (if they have one) since interest rates have spiked and they likely got the home loan at a much lower rate than you can get today. 

It's always tempting to want to look at other markets and see where the grass is greener but I've found that rents are rising almost as quickly as prices and deals continue to exist in all markets.I'm in the greater Salt Lake area of Utah and though not as crazy price-wise as San Diego, we've still seen crazy price spikes.  

I don't think Troy should necessarily be avoided all together and I personally own units in South Troy near Hudson Valley CC where there has been a spike in commercial development.

Electric can also spike in the summer with A/C.

The lower they go, the higher housing prices will spike.

I also have it on goid authority that over 3500+  new decent paying  jobs are going to be avalible in the next yr or two I think by the middle of 2018 .. we already had a spike in the area from the pipeline going through this area .. it is were i hope to start my buy and holds buy the yrs end ..
