Folks have to believe that when given the opportunity you've got the skills and gumption to perform.Here's the thing - when that market cycle does hit, and the deals are more abundant, how is it that you think you'll get the first call?

Out of an abundance of caution, I recommend that you make sure that you have a reasonable basis for requiring a higher than normal security deposit or extra month's rent as security (i.e., proposed tenant is a high credit risk).

If used wisely and invested correctly your inheritance could turn into a lifestyle of abundance. 

I ONLY get the numbers my investors and I are seeking in a very select few, lesser known markets because cities like cleveland/indianapolis/kansas city have drawn sooo much investor attention that returns have been diluted, and rental supply has become overly abundant out there.
