@Mark Sanchez not sure if you understood the subtleness of the prior responses, but cash flow should not be a factor in your tax obligation.

I'd also expect that the next cycle change is more likely to be subtle rather than 2006-style mayhem.Multifamily and other income-valued property may present a different scenario in some areas.

(Note: I am ignoring the subtle nuances of broker-agent commission splitting in order to simplify the example, but I realize that factors in as well.

The differences between most software is subtle and may be how they bill for their service, support their product, or the process to use those features. 

I began encouraging the opposite- that we should be buying, along with predicting a significant increase in property values in 2023, based on experiencing a subtle but noticeable increase in buyer activity, including more buyers, in general, more cash buyers, and more courage from buyers.

Work isn't a four letter word often associated with short term rental properties or vacation rental homes but probably should be.

I have mixed reviews for the events I’ve been to, over time you find there are many who love to talk and watch and sit on the sidelines and wait when it comes to real estate…or, on the flip side, someone is often selling something even if really subtle about it.  

It is a subtle let critical distinction if you want to successfully avoid prosecution by the SEC or a state regulator.
