While transaction fees, that agents attempt to shift to the buyer/seller (and they should be on low dollar deals) are common, that should definitely be discussed and agreed to/rejected up front.

The whole game changes for the better (lender terms, interest rates, possibilities, partnerships, JVs, OPM, etc.) when you shift to commercial (5+ units).I looked at Bryan/College Station a few times and it fell through our buying criteria having less than 250K in population.

Been reading a lot and it does seem like the numbers regarding cash flow for a single family home on Maui (right now) wouldn’t work too well.I understand and accept that passive income is for the people who’ve built a massive net and are at the top (but even then I think they have to work and make sure their system stays functioning)I really want to learn more about owning/operating vacation rentals, specifically in HI if possible and specifically the tax part of it (now with the shift of the 2018 tax laws).I’m going to dive through the forums and try find more books on the topic.

I don’t remember the addresses, but one was a 100 year old duplex with major structural issues surrounding a central stairwell and the other was a 1950’s build with a block wall tuck under garage that was beginning to shift, causing issues throughout the house.

Milwaukee has shifted a bunch of stuff from the tax bill, where it probably belongs, over to what is commonly called the water bill, but includes snow removal, garbage and recycling, and all of the water related fees.
