Like many (most) businesses it requires an investment of capital; money expenditure for ongoing marketing; management of operating, marketing and professional personnel; keeping accounting records and filing tax returns; established sales practices; constant monitoring of goals, budgets, and productivity; establishment and implementation of operational systems; and providing customer service.  

(b) If the redeeming party is the debtor, mortgagor, their respective spouses, children, heirs, or devisees then, unless otherwise provided herein, the judgments, mortgages, and liens revived pursuant to 6-5-248(d) are not lawful charges as defined in subsection (a).

So in that respect it is a good option, and location is also very good.These are all studio apartments with a living area of 392 SF (not too bad from Waikiki standard), however the price in this building has already gone much higher over the past few year.

With all due respect, you can't ignore politics in real estate when politics injects itself into real estate.

Since you are looking at investing out of state- establish some relationships with realtors, investors, contractors,..... in the market you want to invest. 

You are already off the articles of incorporation since the Wyoming LLC is established first through a registered agent service.

With due respect, I don’t think you understand the difference between a consumer-purpose loan and a business-purpose loan.
