The new restaurant scene, arts, festivals, hospitals, and rail trail are just fuel to that fire in my eyes.

We went up to Canal Fulton a couple summers ago for the Canal Days festival.

With a film festival, cherry festival, travel sports picking up, a huge bike race and airport expansion, I still feel Traverse City is a good opportunity. 

It seems high occupancy in festival months but is it a year round rentable market for STR.

My cousin recently started medical residency in Springfield, IL and the houses there are cheap enough that I can buy them in cash (which is important for me since due to religious reasons I can't get a loan/deal with interest.) 

Driving distance from Traverse City to Harbor Springs is only 1.5-2.5 hrs depending on the season so people will use their rental home as a base of operation to visit the multitude of other lakes, festivals, and towns "Up North".
