There wasn't as much systemization so we were always dealing with odd requests and we did what you did, tried to make the best of it and offer something fair.I think as operators we have become too scared of reviews (but they do totally tank you) and the companies should be able to review the back chats to determine if the review was valid.

NYC doesn't work off of a standard MLS system, it is much different.

Cold calling is a long play too, it takes nurturing and having systems to convert. 

These areas not only offer reasonable purchase prices for many investors, but also feature turnkey homes—either newly built or fully renovated—ready for tenants, with systems that still have around ten years of life left.

There are some HVAC companies that unless they design the system and it's newer than 5 years, they recommend a whole new system.

Wear gloves and wear a good mask with a filtration system, not just a paper dust mask.

You can train them in your systems for when something goes wrong and who to call.
