ND is very literally the last market in the US I would go to start doing REI, that's to say Montana is better, Missouri, ALASKA... get the trend here. .... given your super-green entry point here it may be worth trying out just to get exposure to some of it, but you'd be 1,000X better getting with a legit group/team here in MN which will be no problem as the REI market in MN is absolutely bizonkers busy.

.- HOAs are not the only problem, as townships want a piece of the pie, they have started putting in regulations. example- if your septics size is 1000g your house is considered legally a 3 bedroom STR regardless of bedrooms you have(and max of 2 people per bedroom).
