Be patient and start with single family if you need to OR really dig in and find a competent off-market seller.

As with many aspects of RE these days, it’s harder to find deals that work, patient sellers, and many agencies are more interested in new construction vs. acq/rehab.

Stay the course, keep learning, and feel happy when your solid offer gets beat out by a crazy offer because those people are going to be losing money on their investment in two years while you will be cash flowing from being patient and waiting until the market softens a little bit.

But real estate is inevitably cyclical, and if you don't get caught up in emotional buying/selling like the masses and go the patient/consistent route, you will be a baller millionaire in no time.

You need to be patient in real estate, and especially dealing with the city.One of my properties is vacant for almost half a year now due to permit approval delays from the city.

If you look back to 2007 builders and developers were forced to put new development projects on hold but they were still buying their land holdings while patiently waiting for the recovery.
