If you fail to deliver purchase you can lost your deposit. 

They are delivering it as an empty property, so you would be starting from scratch with rents.

I've had to deliver them once or twice.

I have always sent or hand delivered to tenant a formal letter\notice at least 2 weeks before closing of the transfer of lease agreement, security deposits, and tentative date of the closing. 

Our downtown market has had record breaking number of new units being delivered over the last few years.

I found that the SSA Expo sessions all seemed to be one sales pitch after another with little useful info being delivered.

I looked at some with plastic gussets with no extra support and I was not comfortable with that. 15.5' of 36" uppers 8.5' of lowers for $3,500 delivered.

But these same people will shop the internet like crazed maniacs, chasing every .125% rate savings pop up ad they see, thru sources that don't deliver, and on loans they likely won't have more than 60 payments before they refi or sell anyway.
