As well, dish storage in an island is not practical whereas pots and pans would easily work across from the stove, even better perhaps hanging from a pot holder above the island.

Hi Caleb,If it were mine, there would have been pest control built into the budget as a line item upon purchase.The monthly (really quarterly) hit amount based on the ongoing yearly contract amount for the service.I assume you do not have this and are looking for a one time solution (ask a few major pest control companies if a one time solution will work in your instance).Rather than evict everyone, it might be smarter to tour the units with the pest control rep and make written notes of what needs to be changed, as in Unit 12B needs to not let unwashed dishes stand in sink, etc.., and then advise each resident of what they must do to clean it up....No lease language = no teeth to require, but many might just need to understand what is causing the problem to comply.Good Luck!

This includes all furniture, all linens, dishes, pots/pans, coffee maker, toaster, cooking utensils, wall hangings, fake flowers/plants, lamps, and the first "batch" of supplies like soap, TP, paper towel, etc.

For other expenses, I will use my Airbnb I end up replacing sheets a couple of times a year, replacement dishes (one set every year or two due to breakage), extra cleaning fees not covered by the guests or Airbnb's host guarantee, regular supply of consumables (shampoo, toilet paper, paper towels, dish soap, laundry soap, etc.

What was added was 2 ton Mini split AC, Washer/ Dryer/ Dish washer, 220 EV charger & of course the new 200Amp panel with all new AFCI breakers.what i was told from PG&E was that they needed to do a calculations to see if the transformers would be able to carry that load or if they needed to upgrade the transformers aswell.
