I would assume minimal appreciation during the next 4 years so for an investor (like myself) I would probably only offer a number of around $600k. 

Just tried to hire one myself and they seem so afraid of housing authorities, they have minimal criteria and make no effort to screen.  

But I’d like to be cash flow positive even if minimal.

Spouse A declares bankruptcy which delays foreclosure for 7 years then Spouse B declares bankruptcy for another 7 years so these families live mortgage free for upwards of 15 years. 

It is the sad story of being in landlord-unfriendly state.I will definitely try making the repair as minimal as possible until I can evict the tenant more efficiently.

@Dan Heuschele I wont mind getting the adu separately metered if it were not for the cost and the time delay involved in doing so.

In Pennsylvania, we are tax deed, so a deed is issued, but it is typically delayed (legal process takes time).

So, everything the law required of me in such a case at that time I did - and each required step I took, I documented by email to the tenant, with attachments, where appropriate, without delay.

Have more open houses to help minimize having to pay a realtor on the selling end Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
