I am under contract on a property that looks like it will not close.When I got the 3 fireplaces inspected, it was only a few hundred dollars extra to chimney sweep them at the time of inspection so we paid to get them swept.

I also know I can look at ways of borrowing against that equity (HELOC for example) but I also just feel like if I take debt on that property the cashflow goes down, and then if the association also takes the loan it goes down more, and at that point I don't know why it would be a better option than selling before August.

I know lots of installers don't do it, and I personally prefer the unimpeded look, but anything installed outside of the requirements of the material is probably going to be limited, i.e. the insurance company is not going to pay you because the material was not installed according to flooring requirements.
