I think Memphis is full of non licensed wholesalers.. as is just about every city with a ton of rental property activity.you may not want to get your answer from the internet.. you may want to check with the state real estate commission and inquire with them.

My problem is that I was naive and signed an exclusive agreement with them that has a clause stating that if I buy a house within six months of termination of the contract that they showed to us or we inquired of them about it that they are still entitled to the commission.

@Moustafa AhmedA couple thoughts; maybe ask for more money upfront, maybe contact your mortgage company and inquire about the possibility of mortgage forbearance if you think you might have an issue covering your mortgage.

On Monday it looked like this was going to be an added expense for me, but the city is going to upgrade the system in front on my place (last house on a dead end) while the work is being done, so much of the expense is not something I'll have to cover.I mention this to you as a recommendation that you inquire about the sewer line in the place you're considering.
