But the situation did get me to start thinking on how to properly analyze a small multifamily house.I've only invested in SFRs so I'm a little green when it comes to properly analyzing a duplex.

Additionally, you may not be able to get multiple meters to a SFR without violating zoning and building codes.Go green

If the household income cannot keep up with sales prices, it's very hard to get a green light to increase supply.

Now if there is a bar, restaurant, retail, or other commercial use and its legal, then it could be considered commercial from a lending standpoint.
